Practical guidance for buyers researching property valuation and choosing valuation providers in the Netherlands.

## Start before you compare providers

Buying a home creates several separate questions: what value is needed, who will receive the report, which method is accepted and when the result must be available. Put those questions in writing before you compare quotes. Your lender or mortgage adviser can confirm the conditions for your application.

## The buyer’s preparation list

- Confirm whether the report is for a purchase, mortgage, renovation or another purpose.
- Ask which valuation date, report format and validation route are accepted.
- Collect the address, purchase details, property information and documents you already have.
- Check whether an inspection is required and whether a model-based option is allowed for your case.
- Compare total scope, timing and extra-cost conditions, not just the headline amount.

## What a buyer should not assume

A WOZ notice, online estimate or purchase price is not automatically the report a lender will accept. NHG explains that different valuation methods have different conditions, including cases where a physical valuation is required. The receiving organisation has the final say for your application.

## A practical order of checks

1. Write down the decision the valuation must support.
2. Ask the receiving organisation which report, value date and method it accepts.
3. Compare providers on scope, validation, timing and additional-cost conditions.
4. Keep the quote, instructions and property documents together so you can check that the finished report matches the agreed work.
