Understand which purpose, property, report, inspection, validation and delivery factors can change a Dutch property valuation quote, with an honest cost calculation.

## Start with the purpose

The same property can need different work for a mortgage, purchase preparation, sale advice, inheritance, divorce, tax file or internal decision. The recipient may require a particular report, valuation date, inspection or validation. A quote for one purpose should not be compared with a quote for another.

## Method and validation

NHG describes physical and hybrid valuation methods. Its public guidance says a hybrid valuation is possible in selected situations and limits the mortgage to 90% of market value in those cases. A physical report can remain necessary for 100% financing under the stated NHG conditions. The method affects the work, recipient acceptance and timing, so confirm it before comparing the amount.

Validation is another line to check. The NWWI leaflet dated January 2024 lists €55.59 including VAT as a separate NWWI contribution. Ask whether this or another third-party charge is included, billed separately or only applicable when the recipient requests it. Keep the validation charge separate from the valuation fee when you compare the quote.

## Timing, travel and changes

Urgent delivery can affect scheduling and the provider’s ability to review documents. A quote should state the inspection window, expected delivery, weekend or urgent conditions and what happens if the appointment moves.

Travel can matter when the home is outside the provider’s usual work area. Ask whether travel is included, priced per kilometre or agreed after the address is known. A second inspection, extra research, amended instruction or new value date should require written approval before the amount changes.

## Make VAT and third-party lines visible

The Belastingdienst lists 21% as the general VAT rate for products and services outside special rates or exemptions. A specific invoice can have its own tax treatment. Ask whether the amount is shown before or after VAT and whether each third-party charge includes VAT.

Here is a worked calculation using an illustrative €650 base fee:

- base valuation work: €650.00 excluding VAT;
- dated NWWI reference contribution: €45.95 excluding VAT;
- subtotal: €695.95 excluding VAT;
- 21% VAT on the subtotal: €146.15;
- illustrative total: €842.10 including VAT.

## A cost-risk matrix for the quote conversation

Use three labels for each factor:

- **Known:** included in the written amount, such as one visit and one report;
- **Conditional:** priced only if a stated event occurs, such as a second visit;
- **Unclear:** not described and needs a written answer.

Mark purpose, method, validation, travel, documents, speed, revisions and cancellation. Ask about every “unclear” line before accepting. This simple matrix turns a vague total into questions that a provider can answer.

## What a low amount may leave out
