# Valuation report

Practical guidance about reports within property valuation and choosing valuation providers in the Netherlands.

## A report is built for a defined purpose

A property valuation report records a reasoned value opinion, its date, the evidence considered and the assumptions or limitations that apply. The report format is not interchangeable for every decision. Ask the lender, adviser, court, tax authority or other recipient what it accepts before commissioning the work.

## Questions to settle before the appointment

- What decision will the report support?
- Which value date and property rights must be assessed?
- Is a physical, hybrid or another method allowed?
- Is validation required, and which institution is accepted?
- Which documents, inspection details and improvements must be included?
- Who receives the final report and how is it delivered?

NHG states that a loan with NHG requires a fully validated report or an approved hybrid valuation, subject to its current conditions. It also explains cases where a physical valuation is required. ## What the report is not

The report is not a building survey, a guaranteed sale price or a substitute for advice from the organisation making the decision. NWWI assignment conditions distinguish the valuation inspection from a building inspection and list the property and market information that can be considered.

## Reading a report carefully

Before using a report, check the property identity, purpose, valuation date, value conclusion, assumptions, limitations and the evidence described. Make sure the recipient and requested report format match the assignment. If a detail is unclear, ask the valuer or the organisation that requested the report rather than guessing.

## When a report is not accepted

An institution may reject a report when the method, date, validation route or scope does not meet its current rules. That does not automatically mean the valuation work was unusable for another purpose. Confirm the requirements before commissioning work, and keep the agreed scope with the final report.
