Property valuation costs
Learn which elements can affect the cost of property valuation and choosing valuation providers in the Netherlands.
There is no single useful price for every valuation
The amount depends on the purpose, property, report format, inspection method, location, urgency and any validation or extra research. A published amount can be a starting point rather than a binding offer. Ask for an itemised quote tied to your case.
What to check in a quote
Look for:
- the purpose and report format;
- inspection and research included in the scope;
- validation or third-party charges;
- VAT, travel and administration;
- conditions for extra work or missing documents;
- expected delivery and the person who will review the report.
The guide to property valuation cost factors explains why these items can change. The quote comparison guide gives questions you can send to each provider.
Cheap is not a complete comparison
A lower headline amount can have a narrower scope or exclude a report standard that your lender accepts. NHG describes different valuation methods and conditions for homes financed with NHG. NWWI explains the role of validation for residential reports. Ask the receiving institution what it needs before you compare amounts.
Reduce avoidable follow-up
Share the purpose, address, property type and available documents at the start. Ask which items the provider needs before the appointment and what happens if the scope changes. Keep the final quote and acceptance conditions together with the report documents.
Questions to ask before agreeing
Ask whether the amount includes the inspection, comparable-property research, report preparation, validation, VAT and travel. Confirm the expected delivery date and the conditions that apply if the property information is incomplete or the requested report format changes. A written answer makes the scope easier to compare later.
Compare the scope, not only the amount
Two quotes are comparable only when they cover the same purpose, property information, method and receiving organisation. If the lender or another recipient has prescribed a format, mention that before requesting prices. The comparison page brings these questions together, and the valuation report guide explains why the recipient’s requirements matter.
