What a property valuation does

A residential property valuation is a reasoned opinion of value for a defined purpose and valuation date. It uses information about the home, its condition, the legal and physical situation, comparable properties and the market around it. The result is not a timeless price promise.

Purpose, value and date

Start by naming the decision the valuation must support. A lender may need a report that follows a specific model or validation process. A seller may want market context, while an inheritance or division of assets may require a different date and explanation. The report recipient decides what it accepts.
